Senior Investment Analyst

Responsible for monitoring portfolio performance and using data science to inform investment and asset management decisions. Performing scenario analysis on the Assura portfolio to show the impact of different strategic options and enabling a maximized return on the estate. Modelling potential market changes to inform senior leadership on the impacts on the portfolio and recommending mitigating or optimized strategies.

Driving the change and continuous improvement required in systems, people and process to give senior leaders more access to information when making key investment decisions.

Key responsibilities:

Portfolio modelling

  • Ability to create and maintain a model that can be used to assess performance (income & capital returns) across the portfolio, portfolio and asset performance
  • Strong understanding of the fundamental drivers of a real estate portfolio and ability to translate those into a model to support optimal investment decisions
  • Work as a bridge between the Financial and Property teams to ensure returns are being maximized for shareholders, and decisions are being made for the long-term benefit
  • Report on investment performance and identity where assets have over of under-performed against expectations.
  • Liaison with MSCI to analyse benchmark data and provide insight to Assura Management Team
  • Aid in the creation of new metrics to drive and monitor business performance on an income and capital level

Support the business

  • Support the property team developing fund and asset management models and producing portfolio KPIs
  • Contribute to the development and implementation of business plans for investment strategies and individual assets with asset managers
  • Review operating and capital budgets for the portfolio including, life-cycle costing and repairs and maintenance provisions
  • Working within the business development team on the production of market forecasts, market insight and commentary as well as fund and asset level support.

Partnering with the finance team

  • Understanding the REIT compliance obligations and how these may be impacted by various modelling
  • Build compliance with funding restrictions into appropriate models
  • Advise on financial forecasts and cash flows, including projections to financial year ends
  • Understanding different funding models and ownership structures (e.g. JVs/partial ownership) and forecast appropriate risks and return on these
  • Provide advice and challenge on complex or high-risk transactions

 

Other

  • Represent Assura at external events where appropriate
  • Demonstrate company values and lead by example in terms of complying with company code of conduct, policies and procedures, and participating in the performance management system.

Knowledge, Skills, Experience & Qualifications:

Essential: Desirable:
Experience analyst with background in real estate Experience with Argus Enterprise valuation software and Power BI
Highly numerical individual with strong analytical skills and attention to detail Knowledge of working in REIT environment
Driven and ambitious individual History of working alongside and FP&A tool implementation
Strong proficiency in FP&A tools, Management Information software and MS Excel Awareness of emerging technologies and how these can drive portfolio management efficiency or property performance management
Ability to influence colleagues at all levels  
Able to confidently present and explain complex information to senior management and board level executives  
Ability to effectively prioritise and manage daily work to fixed deadlines
